Upon receiving a title order, the closing agent orders a search on the property and obtain any applicable lien letters from the municipality. We receive and examine the title search results.

Next, the title commitment is prepared. Any requirements on the commitment will be cleared. The closing agent receives the tax certification and prepare a Tax Information Sheet.

The next step is to review the municipal certifications, and clear any issues on the certifications. When all title work is complete, we are able to help schedule the closing.

Almost done, prepare the Closing Disclosure/HUD-1 Settlement Statement, as well as affidavits for closing. All of this is sent to the appropriate parties for review.

Lastly, the transaction is closed, and the necessary documents are recorded. This completes the closing process on your new home!
